What to check before hiring commercial epoxy floor contractors: experience, quoting process, red flags, and scheduling around your business.

Hiring for a commercial epoxy floor is a different exercise to hiring for a home garage. There's more square metreage on the line, more disruption if the job runs long, and often a business that needs to keep operating around the work. The contractors who handle commercial jobs well aren't always the same ones doing great residential work. Here's what to actually check before you commit.
Start with commercial-specific experience, not just epoxy experience generally. A contractor who's mostly done home garages may not have the crew size, equipment or scheduling systems to handle a warehouse or a multi-day retail fit-out without disrupting your business. Ask to see commercial projects specifically, not a gallery that's mostly residential work with a couple of larger jobs mixed in. Licensing and insurance matter even more at commercial scale: confirm a current QBCC licence and that public liability cover is adequate for a job running across a larger, often occupied, site.
A short conversation up front avoids most bad outcomes:
Smaller commercial jobs, a single kitchen or a small workshop, can usually be quoted accurately from clear photos, the same as most residential work. Larger commercial epoxy flooring jobs are different: warehouse floors, multi-room fit-outs or anything with access or scheduling complexity usually warrant an on-site visit before a firm price is given, simply because there's more that can affect the quote at that scale. Whatever the size of the job, moisture should always be tested on site on the day the work starts, not assumed from a phone conversation.
A quote that's dramatically lower than every other one you've received on a commercial job is worth questioning, since commercial-grade materials and adequate crew size aren't cheap, and something has to give to hit an unusually low number. Vague answers about scheduling, no fixed business address, or reluctance to put warranty terms in writing are all reasons to keep looking, regardless of how good the sales pitch is.
Commercial epoxy flooring on the Sunshine Coast has to deal with humidity and coastal conditions that inland contractors don't always account for. A contractor with genuine Sunshine Coast experience will test moisture properly before coating, use UV-stable topcoats where a space gets direct sun, and understand how local conditions affect cure times. That experience is the difference between a floor that performs for fifteen years and one that needs attention within two.
The best commercial contractors plan the job around your business, not the other way around. That might mean staged sections so part of the space stays operational, overnight or weekend installation, or a rapid-cure system that gets you back up and running in hours rather than days. If a contractor can't tell you how they'll minimise disruption to your trading hours, that's worth asking about directly before you sign anything.
